The house will be extended at the side to provide a large family kitchen and living area with a master bedroom suite above. At the rear a glass extension will create a garden room off the kitchen flooding the house with light. The house will then be updated and transformed externally to create a much more modern and contemporary looking property.

The original house was previously extended but had not been constructed to be in keeping with a building of this age and architectural appearance. We demolished the existing garage and two storey rear extension, both of which formed part of the previous extension works, and replaced this with a single storey side extension and a two storey rear extension, both of which are on the same footprint. Furthermore we formed a small rear single storey entrance which enabled us to open up the existing stairs which were cramped and devoid of any natural light. The main principle of the scheme was to open up the interior of the building allowing for improved natural light and to create an efficient, ergonomic family dwelling which blends into the long-established neighbourhood. All materials that have been used are in keeping with the period of the house and the design of the extension retain the proportions and heights of the existing period of the property, along with the windows and doors and a new Victorian styled traditional sky lantern.

In terms of the layout, we will be taking out the wall and fireplace on both floors between the kitchen and the utility and then extending out this combined space in a single storey structure to create a large family dining kitchen. The garage to the side would be demolished and replaced with a new structure in its place housing a double garage at the front section and a playroom, wc and boot room at the back linked to the kitchen. The current dining room will become a study and the rear lounge a dining room.
At first floor, the two rooms sharing the removed chimney breast will become the master bedroom and en-suite and there will be 4 further bedrooms on this floor with a bathroom, utility and a further en-suite.
The loft conversion will involve a new central staircase and 2 large bedrooms each with en-suites.

The work involves the erection of a substantial single storey rear extension to this Victorian property. A first floor rear extension will also be added above an existing outshot and a second floor balcony off one of the bedrooms. This will provide improved living accommodation for our client and their young family, including a large living/dining/kitchen area, utility/boot room, en-suite to the master bedroom and the balcony overlooking the large mature gardens.

We think you'll agree that this single storey side and rear extension to this period property in Hale is looking fantastic.
The existing side garage was demolished and has been replaced with a single storey extension to the side which then wraps around to the rear of the house to create a new dining room, kitchen and utility/food preparation area. A new detached garage has been built and the finishing touches are now taking place.
