Our Design Processs

Here we give a brief outline of our design process

  • Step 1

    Our first meeting would be to discuss your needs and wishes. We would assess the potential of the site or structure to satisfy your requirements and suggest how, in principle, this could be achieved. You would then receive a fee quote outlining our services and charges for the following procedure.

  • Step 2

    Once commissioned, we would arrange to carry out measured surveys of the buildings and arrange for topographical surveys of the site to provide a comprehensive set of drawings of the property and its setting as existing.

  • Step 3

    Following additional meetings with you to develop the brief and identify your priorities, the design process would now begin with the strategic parameters of the site, it’s views, position and orientation investigated and your particular requirements and a brief interpreted through initially diagrammatic sketches.

  • Step 4

    These would become more focused and refined as the options are worked through and alternative arrangements developed to show several solutions for you to consider and choose from.

  • Step 5

    3 dimensional visuals of the schemes would then be presented in design meetings where we would refine the preferred options and consider details such as external materials, style and finishes.

  • Step 6

    Once you are happy with the scheme, we would progress to the detailed design stage and prepare scaled plans and elevations in preparation for the Planning Application.

  • Step 7

    We would now progress through the complex planning process preparing and commissioning surveys to check for protected species such as bats and newts and to assess the impact of the works on any surrounding trees. If the site is in a Conservation Area, we would prepare Historic Impact Assessments and Design Statements and flood risk assessments if necessary all to support the application.

  • Step 8

  • Once we are granted planning permission we would then prepare detailed construction drawings, schedules and specifications to provide the necessary information for the project to be priced and built.

  • Step 9

    We can also provide an optional Interior Design service where we would consider the interior layouts, the room settings, lighting layouts and the floor finishes. We would help you choose the ironmongery, the lighting and furniture. We can also design the bathrooms and kitchens.

  • Step 10

    The hand drawn sketches can now be converted into photorealistic computer generated images to give you a more complete vision of how your home will be.

  • Step 11

    The interior design scheme and the construction details would then be collated to form a complete package of information sufficient for several building contractors to provide an accurate fixed price during the competitive tender process. Armed with this knowledge, you would then be in a position to choose the best contractor for your project.

  • Step 12

    We would then take the project on site for you and assist you throughout the construction process ensuring that the drawings are properly interpreted into the built form.

  • Step 13

    Tsiantar Architects will take your dreams and crystallise them onto paper so that they can become reality.
